PRACTICAL FRAMEWORK

Executive Perspectives & Ground Reality

Literal Meaning

Regulation 18(6) provides for declarations at least every six months for publicly offered InvITs and at least once each financial year for privately placed InvITs, with payments within five working days of the record date. Check the relevant structure and current provisions rather than relying on an older 15-day declaration-based deadline.

Plain Language

The actual dividend payout that reaches an investor's bank account. Most listed Indian InvITs pay distributions every quarter. The payment is broken down on tax statements into interest, dividend, and return of capital.

Picture It

Every February, May, August, and November, the Investment Manager announces distribution per unit. Thousands of individual and institutional unitholders receive automated bank credits directly via ECS/RTGS.

See the Numbers

A payout of ₹2.40 per unit might consist of: ₹1.30 as interest, ₹0.60 as dividend, and ₹0.50 as return of capital (amortization of SPV debt). Each component has a distinct tax treatment under Indian tax law.

Ground Reality

Maintaining consistent quarterly DPU is vital. A minor cut in distribution per unit often triggers sharp institutional sell-offs, whereas steadily growing DPU drives premium unit trading multiples.

Decision View

Model the applicable minimum NDCF distribution alongside permissible retention, debt obligations and liquidity needs. Do not assume an unsupported higher payout ratio is a market-wide standard.

What InvIT Distribution Is Not

InvIT Distribution and Simple Equity Dividend

Distributions typically combine dividends, interest income, and capital repayment, each carrying distinct tax treatments for unitholders.

InvIT Distribution and Guaranteed Annuity Coupon

Payouts reflect net cash flow collected from operating concessions; they are not legally guaranteed fixed return bonds.

InvIT Distribution and Discretionary Retained Earnings

Distribution timing is governed by the current Regulations and circulars for the relevant offering and listing structure; it is not unrestricted management discretion.

InvIT Distribution and Return of Capital Without Cash Generation

Legitimate distributions stem from operational cash generation and debt service surplus, not destructive return of equity.

Questions Business Leaders Ask About InvIT Distribution
